The Board of Adjustment is a quasi-judicial board that hears and decides requests for variances from the City’s zoning ordinance in Title 17 of the Municipal Code. It also hears and decides floodplain development permits, decides whether a specific use is permitted per the Municipal Code use groups, and hears appeals of administrative zoning and floodplain decisions.

The Board of Adjustment was originally created as part of the 1962 Municipal Code and shared similar duties to the modern Board of Adjustment. Today, the Board is regulated by Chapter 17.48 of the Louisville Municipal Code

The Board of Adjustment consists of six members and one alternate, each appointed by the City Council. None of the members may be current members of the Planning Commission. Appointments to the board are for a period of three years.

Regular meetings are held at 6:30 PM on the 3rd Wednesday of each month, as needed. Agendas for each meeting are posted online, in the foyer of City Hall, at the Library, at the Police Department/Municipal Court Building, and at the Recreation Center.

Members of the public are welcome to attend meetings and give comments remotely using the links below; however, the in-person meeting may continue even if technology issues prevent remote participation.

How do I contact the Board of Adjustment? 

 If you’re interested in contacting the Board to ask a question or provide public comment regarding an issue, please send an email to the staff liaison or call 303-335-4590. Board members also receive mail at City Hall (749 Main Street, Louisville, CO 80027). Please be sure to include "Board of Adjustment" on the envelope.

The staff liaison will include any questions or comments in the upcoming public meeting packet. Please note that any information submitted to the Board is available for public review under the Colorado Open Records Act.

How do I submit a variance/other application type? 

Applications for variances, floodplain development, etc. can be submitted to the planning department at planning@louisvilleco.gov. A list of application materials for variances can be found on the Land Use Application webpage. Please see the bottom portion of the Development Review Schedule for a timeline of the review process and meeting dates.
