Neighborhoods Affected by Marshall Fire
All reconstruction is subject to zoning codes in Planned Unit Development (PUDs) that were established prior to original construction, along with underlying Municipal Code zoning requirements for some neighborhoods. The following handouts summarize the applicable regulations for each affected neighborhood. Decks:
Decks and deck stairs over 30-inches above grade are subject to principal building setbacks. Covered porches/decks also follow setbacks, which are measured from the edge of support posts to the property line. Covered decks are also included in a property's coverage allowance (where applicable, see zoning handouts above).

Fences:
Fences require a separate permit application. Permits are submitted electronically using the City's Citizen Self Service online portal.

- Solid fences (cedar fences, picket fences, etc.) require a signed solid fence certification form to be summitted with the application.
- Fence built directly on property lines require written permission from the adjacent neighbor and will need to be included in the application.
All fences shall follow design requirements in Sec. 17.16.120 of the Municipal Code

Fences shall be located within property boundaries and not encroach into a right-of-way (street, sidewalk, etc.). Property lines are generally a few feet away from the sidewalk. Please refer to your property's ISP or LSP surveys for accurate locations of property lines.

Fences, walls, or hedges can be up to six feet in height, except as listed below:
- Fences, walls, or hedges in a required front yard setback area shall not exceed four feet in height.
- Fences, walls, or hedges in a vision clearance area near street intersections shall not exceed 2½ feet in height unless it is more than 80 percent open

A noncombustible fence may be installed for the portion of the fence that connects the principal structure to the side property line (wing fence), as long as the fence matches any height limits and design intentions set forth in a PUD.
